Tenant Introduction

When requested we will visit your property and give you a free, no obligation assessment of the rental value of your property. We are also able to give you free advice on how best to achieve the maximum rental for your property.

Once you have instructed PRP and provided us with the keys we can then take prospective tenants to view the property. If you wish to conduct viewings yourself we are prepared to accompany prospective tenants for your security. You will then be given feedback on all viewings be they successful or not.
When a suitable offer has been received PRP will check the applicant’s credit history before agreeing to rent the property. In addition, we contact the employers and previous landlords for references for the prospective tenants.
If the landlord is satisfied with the references, PRP will draw up fully binding comprehensive tenancy agreement. The prospective tenant will have to pay all money due in advance before being allowed to move in to the property. The landlord is to retain the deposits and it is his/her responsibility to register these with the Deposit Protection Service. PRP issues a ARLA tenancy agreement and can tailor this to suit your needs, for example to cover the issues of smokers/pet owners etc. The tenancy agreement covers both the landlord’s and tenant’s rights and is a fair means to establish a healthy working relationship while allowing the landlord strict protection against late payment of rent or abuse of the property.

PRP can also organise the transfer of the new tenants’ details to the appropriate Council and utility companies.

Tenant referencing – letting your property to the right tenant
The last thing that a landlord wants is an ‘undesirable’ tenant. Open House online letting agents conduct checks to assure you that the prospective tenant we’ve introduced is of general good character and standing.
There are never 100% guarantees, but we take all steps possible to identify potential problem tenants before they’ve signed the AST. Our tenant referencing analyses the personal data held by credit reference agencies alongside data resulting from enhanced checks that are proven to detect undesirable, high risk or fraudulent prospective tenants.

This service has all the benefits of our Tenant lntroduction Service but also provides a fully inclusive and comprehensive Rent Collection Service.
Rents are received by a single standing order and are immediately passed to the Landlords chosen account as soon as payment has cleared. Rent reminders are sent out as a matter of course & emergency inspections are undertaken in the unlikely event of non payment.
Whilst every effort will be made by us to collect the rent and ensure that the tenancy agreement is adhered to, the Landlord will be responsible for initiating and settlement of the cost of any legal action recommended by us should this prove necessary.
